Mold Remediation in Boca Raton
In South Florida there is one thing that's certain as our golden sun rising over the Atlantic. Our warm, humid climate is a haven for mold. Mold can take over if given just a small chance.
What is Mold?
Mold is a fungus. It grows on just about anything indoors and outdoors. All it needs is oxygen, water and a food source to grow. Just about anything is a food source. Building materials like wood and drywall are on the menu. Clothing and furniture fall prey to it. And the list goes on and on.
Mold spreads through its seeds named spores. Mold spores are on everything. They just hanging out waiting for water to germinate them so they can grow and make a mess. There are many strains of mold. Most cause no to harm to use except for those how have respiratory issues. Stacky Botrus is the bad one that you hear about. It's commonly know as "Black Mold". The odor and harmful fumes are the excrement.
Mold Assessment Or Remediation
The State of Florida offers two mold licenses, Assessor and Remediator. A mold assessor is trained to find and evaluate mold and its threat to humans. He's the first guy on the scene. Mold assessors can take three kinds of samples and send them to a certified lab for analysis. Swab samples are like the ones at your doctors office. They come with a little case to send them to the lab. Tape lifting samples also come with a little case. And finally there are air samples take. These are taken with a small clear container and a vacuum pump. The pump is let to run for about 5 minutes, disconnected and done.
The mold remediator license is issued to an individual authorized to sponsor a company that preforms the cleanup work. This person is referred to as the "qualifying contractor" for the company. The qualifying contractor and company are both responsible for the quality of the work.
Mold Remediation Company
A mold remediation company can operate under the Mold Remediation license, mine is MWSR 2513 (My assessor license is MRSA 2322). As such they can do all the cleanup and interior replacement, drywall and such. But a remediator license does no permit them to do structural work. So columns, beams and things like roofing an not in their purview. For that you need a General Contractor. Your better companies have both licenses.
When is Mold Remediation Required
The State has no requirement to execute mold remediation under any circumstance. Its a personal thing. Or maybe its so stinky you feel compelled to do so. But here's the thing about mold. Common cleaning supply's and not even bleach kills it. Bleach just makes it turn clear for a while and then it returns. You need to use biocides to kill mold. A biocide is like a pesticide for insects. Biocides do kill mold but they are hard to obtain without the proper license. So in many cases one really needs to higher a professional company.
What's Involved in Mold Remediation
The first one to arrive will be the mold assessor. He takes his samples and sends it to a certified lab. The lab send back the report as to your mold types levels. If the levels are sufficient the assessor can lay out the remediation plan (or the remediator can do that). The plan will layout where and how big the work area is. It will spell out what areas need to be sections off with negative pressure containment. That's the plastic put up with air-scrubbers inside.
All damaged materials are bagged and removed. Hard items like counter tops and some furniture can be cleaned. But anything porous probably not. In some cases pour items like mattresses can be steam cleaned.
After the cleanup and rebuilding is complete the assessor will come in and check the mold levels again. If the levels are acceptable your good to go and finished
EPA Mold Remediation
The EPA has guidelines for mold remediation in the publication "Mold Cleanup Tips and Techniques". While this is directed at schools and commercial buildings it is a comprehensive guide for successful remove of mold in a building. The guide includes dealing with air quality and HVAC systems. Note that it is a guide and not a mandate. In other words it is a suggestion and not federal law.
A contract must have certification from one of two institutions in order to acquire a Florida mold license.
NORMI - National Organization of Remediators and Mold Inspectors
IICRC - Institute of Inspection, Cleaning and Restoration Certification
Both require prospective contractor to sit through two days of classes and an exam. Upon successful completion of the course an applicant simply submits their newly acquired certificate and is granted the license. Its worthy to note that here is no experience requirement for the license. You can have someone inspecting and repair you home with no previous construction experience. That is why its a good idea to hire someone with a mold and contractors license.
Mold Remediation Near Me
Mold remediation and disaster cleanup go hand in hand. There are cases where a wall is opened up and mold discovers. These don't often lead to compelling action right away. But most cases arise when something like a pipe breaks and a room is flooded. Here companies are called 24/7 to cleanup and prevent mold from moving in. For this reason local companies are most affective and a search for "mold remediators near me" might be best.
