One thing to be aware of, however, is that leaks often don’t occur directly over areas where discolorations are located. This fact is particularly true for roofs that have a lot of peaks and valleys. Water will always take the path of least resistance and head toward the ground once it finds its way inside.

Curling, Cupping or Missing Shingles: Here’s where performing periodic visual inspections is important, particularly after bad weather. When shingles curl, they can no longer keep water from entering your home. Improper storage or manufacture, along with shoddy workmanship, can cause shingles to curl, but the most common cause is age. Inspect your roof at least once a year to look for worn and missing shingles. Always look at your roof’s condition after a storm as high winds or tree branches can remove singles or cause other damage. Also look for signs of decay or algae on shingles, which can also affect the roof’s integrity.

Damaged Flashing: Flashing is the layer of sheet metal around joints or seams in the roof near chimneys, vent pipes and similar areas. This thin, but important layer prevents water from breaching the roof. Wind, snow, ice dams, hail and tree branches can damage flashing, thus necessitating replacement.
